What cookies are

A “cookie” is a small text file that some websites create on a user’s computer when they visit a given site, in order to store and carry information. Cookies are sent by a web server (the computer running the website being visited) to the user’s browser (Internet Explorer, Mozilla Firefox, Google Chrome and so on) and stored on the user’s computer; they are then sent back to the website on subsequent visits.

Some operations could not be carried out without cookies, which in those cases are therefore technically necessary. In other cases the site uses cookies to make browsing easier, to collect statistics on how the site is used or to build a profile of the user from the pages they have visited.

Cookies may be “first party” (created and managed by the Controller of this site) or “third party” (created and managed by other parties). They may also be “session” cookies, deleted when the browser is closed, or “persistent” cookies, which remain stored for a defined period.

Controller and legal basis

The data controller is Gate Real Estate Innovation S.r.l. Details of the Controller, of the purposes of processing and of your rights are in the Privacy Policy.

Technical cookies are installed without any need for your consent, as they are necessary for the site to work (Art. 122 of the Italian Personal Data Protection Code). Statistics cookies and profiling cookies are installed only with your prior consent, given freely, specifically and granularly through the banner shown on your first visit or from the “Manage cookies” panel. Without consent these cookies are not installed and the site remains fully usable.

Which cookies we use

Technical cookies (first party)

Purpose: to allow the site to work and to be browsed safely and efficiently, and to store your cookie choices.
Main cookies: gat_consent, which records the consent preferences you have expressed, so that the banner is not shown again on every visit.
Retention: up to 6 months; once it expires, your preferences are requested again.
Consent: not required (necessary cookies).
Consequence of opting out: they cannot be disabled, as they are necessary in order to use the site.

When you save or change your choices, the site sends the Orkestra platform a proof containing a random anti-duplication key, the pseudonymous identifier gat_vid where present, the version of the privacy notice, the categories chosen, the type of action, the page and the site of origin, and the device and server timestamps. IP address and User-Agent are not intentionally stored in the record.

This record serves to apply and to demonstrate the granting, refusal, change or withdrawal of consent. Each record is kept for 24 months, plus any further period needed to handle an ongoing dispute, and is then deleted. Details of the legal basis, the recipients and your rights are in the Privacy Policy.

If delivery is not immediately possible, a temporary technical copy remains in the browser and in the website server’s persistent queue so that further attempts can be made without duplication. The browser copy is deleted after the server accepts it and in any event when the related six-month choice expires; the website queue copy is deleted after Orkestra confirms delivery and expires from backups within 30 days. Refusal and withdrawal take effect immediately; a new grant does not activate optional processing until the proof has been accepted by the server.

Statistics cookies (third party — Google Analytics)

Purpose: to collect aggregate information on how users use the site (pages visited, length of visit, source) in order to measure and improve the experience and the services. For this purpose the Controller uses Google Analytics 4, provided by Google Ireland Ltd. and Google LLC.
Cookies: _ga and _ga_<identifier>, which distinguish users and maintain session state.
Retention: up to 13 months.
Consent: required (“Statistics” category).
Transfers outside the EU: see the section Transfers of data outside the European Union.
Consequence of opting out: the Controller will not be able to obtain aggregate statistical information; browsing is in no way restricted. Further information is in Google’s privacy policy; a browser add-on to opt out of Google Analytics is also available.

Profiling cookies (first party)

Purpose: to build a profile based on your browsing in order to assess your interest in GATEREI’s services and to personalise the communications and content offered to you accordingly.
Cookies: gat_vid, a random, pseudonymous identifier (it contains no name, email or other directly identifying data) generated only if you consent to profiling. It is a first-party cookie shared across the GATEREI group’s sites (the gaterei.it subdomains and, in future, the group’s other domains), so that browsing across the different properties can be brought back to a single profile.
Retention: up to 6 months. If you withdraw your consent to profiling, the identifier is deleted immediately.
Data held on the Orkestra side: events and the pseudonymous profile are kept for 12 months from the last event; withdrawal stops collection and starts deletion in accordance with the Controller’s procedure.
Consent: required (“Profiling” category).
Consequence of opting out: no identifier is created and no profiling takes place; browsing is in no way restricted.

Transfers of data outside the European Union

Site traffic passes through Cloudflare’s global network for technical and security purposes, even where you do not accept statistics or profiling cookies. This may entail processing or access outside the EEA, including in the United States. For covered US transfers, Cloudflare, Inc. adheres to the EU-U.S. Data Privacy Framework; where necessary, the European Commission’s standard contractual clauses and supplementary measures also apply.

The use of Google Analytics may entail the transfer of data to the United States. Google LLC adheres to the EU-U.S. Data Privacy Framework for as long as that certification remains applicable. Statistics cookies are activated only with prior consent; without consent, the related GA4 processing does not take place.

You can give, review and withdraw your consent at any time, as easily as you gave it:

from the “Manage cookies” panel, always reachable from the foot of every page, where you can switch the Statistics and Profiling categories on or off individually;
from your browser settings, which allow you to block or delete cookies already installed. Instructions are available for Chrome, Firefox, Safari and Edge. Blocking technical cookies alone may, however, stop the site from working properly.

Withdrawing consent does not affect the lawfulness of processing carried out before the withdrawal.
